All sales and lease transactions must be sent to the HOA’s property manager 30 days in advance of the sale closing or start of the lease.
For Sales, a non-refundable capital contribution fee is required in the amount of 2 months of HOA dues.
For Leases, a Unit may only be leased once in any (12) month period.
"For Rent” and “For Sale” signs must be freestanding and of the design, size, and color as approved by the Abacoa POA and placed wholly within the yard of Owner’s property lines. No more than one such yard sign is permitted in the front and one in the back of the subject Unit.

There are 456 homes and lots. This includes 200 Townhomes; 220 Single Family Homes; and 36 Custom Homes/Lots.
Quarterly Assessments are due the 1st of each quarter (January 1, April 1, July 1, and October 1).

The HOA dues include the maintenance of common areas, such as the clubhouse, fitness center, pool, pavilion, tot lot, etc., as well as landscape maintenance, irrigation maintenance, Hotwire bulk cable & internet, and professional property management.

All pet owners are required to clean up after their pets and properly dispose of the waste. Owners and renters are not permitted to maintain in the home, any bull terrier (pit bull or pit bull mix) or any dog or dogs of mean or violent temperament or otherwise evidencing such a temperament. Dogs must be under the restraint of a leash anytime within Common Area and pet owners must follow all Town of Jupiter and Palm Beach County Leash laws and ordinances. Pets may not create a public nuisance, annoy, disturb, injure or endanger the comfort, health, peace or safety of others. The limit to the quantity of pets is further governed by ordinance of the Town of Jupiter (TOJ) (Code 1992, § 5-50; Ord. No. 88-04, § 3, 2-15-2005). For additional details regarding pet restrictions, please refer to the community’s governing documents.
Trash and yard waste pickup is on Wednesdays and Saturdays. Recycling and bulk pickups are on Wednesdays. Trash and recycling bins are to be placed in appropriate area for pick up, no earlier than the day prior to pick-up, and removed following pick up (before end of day). Store all trash/recycling bins away and out of view. Trash is to be placed in appropriate trash receptacles with lids.
The HOA maintains the common areas and the landscaping and irrigation throughout the community. However, replacement of landscape material (ie. plants, trees, sod) on the sides and back of a property are the responsibility of the homeowner. Most community trees are trimmed by the HOA on an annual basis. However, the trimming of certain trees, and any additional trimming cycles desired, are the responsibility of the homeowner. The community’s irrigation system is operated and maintained by the Association’s contracted Irrigation company. Only that contracted vendor and personnel authorized by the Board, are permitted to adjust/operate the irrigation system (owners, tenants and others are not permitted to do so). The Association has a bulk cable and internet contract with Hotwire Communications. This contract includes expanded basic lineup with 90 channels, Digital favorites package with access to HD channels, HBO (8 channels), 2 HD digital set top converter boxes with remotes, 1 HD digital set top converter box with DVR, and 1 voice remote. Before making any exterior change to a Unit or Lot, an Architectural Change Application must be submitted to the property manager and approved by the ACC/Board of Directors. This includes any and all proposed additions, exterior alterations, modifications, and/or other external improvements of any Unit or Lot, including, but not limited to: landscaping changes, swimming pools, fences, temporary or permanent structures, satellite dishes, etc.
The cost to join the fitness center (located in the back of the clubhouse) is currently $56.00 per the calendar year (January through December), and is renewable every January (the fee is not pro-rated). Contact the on-site Administrative Assistant to pay the fee and have gym access added to your current FOB(s). The gym fee is subject to increase with notice.
Certain common areas (clubhouse, pool, mailroom, and gym) are equipped with an access control system and 24/7 security camera recording. Access to these areas is obtained with an assigned key fob. If you lose your fob or need to obtain a new one, please contact the property manager. There is a $75.00 fee for a new or replacement FOB.
